Every homeowner has a ton of questions when it comes to selling their property. Here we answer some of the most frequently asked questions we receive from sellers in Lake Country.
What You Need To Know When Selling
Staging Maximizes Your Selling Price
- It is an Investment, Not an Expense.
- Why Stage Your Property?
Proven fact: staged properties sell 90% faster than unstaged properties. A staged property makes for beautiful photos. Beautiful photos attract more buyers to showings... which means more offers and increases the opportunity to sell the listing during the first round of marketing and therefore NOT reducing your asking price.
- I want to sell my property - where do I start?
We recommend you start with a staging consultation. This process will give you a detailed list of improvements, repairs and recommendations to showcase the best features of your property whether we do the staging for you or not.
- How Much Does Home Staging Cost?
Home Staging is an investment, not an expense. The cost of staging is a fraction of what the first price reduction would be, if you try to sell your home without staging it first. There are a number of factors when pricing a home staging ie. the entire property, # of rooms, if furniture and accessories are required. We would be happy to discuss this with you by starting with the consultation.
- What is a staging consultation?
This is a thorough walk-through of your entire property, from the moment we pull up to your driveway, including the curb appeal, landscaping as well as the exterior and interior of the home. We look at condition, visual appearance, how dated carpets, cabinets, etc. are, flow of the room, features of the house -- all while considering what the buyer will be looking for. We then write a complete report with recommendations for you to follow. It is up to you which recommendations are followed and how you have the work done. You can do it yourself or we have a list of available contractors and suppliers we can share with you if required.
- What happens after the consultation?
This is step two of the 3-step staging process. The Preparation. At this stage homeowners act upon the recommendations received from the staging consultation process. This may be putting items in storage, painting, repairing or replacing items such as faucets, lighting, flooring. It could also be as simple as painting a more neutral colour or adding curb appeal. Each property has different requirements.
- Can my real estate agent stage my home?
While some real estate agents have staging training, most do not. It is better to hire the services of a Certified Staging Professional® who has undergone extensive training in home staging, has been certified in the process, has insurance and knows what buyers are looking for. Your real estate agent is there to market your property and handle the details of selling it. If they are busy staging your property, they are not busy finding you the right buyer for your property.
- I'm selling my property, why would I want to spend more money on it?
It is a proven fact that staged homes sell quicker and for more money than an unstaged property. Look at it this way -- if you were going to sell your car, you would wash it and probably have it professionally detailed to get the most money for it -- even if you were trading it in on another vehicle, right? Why wouldn't you do the same for your property? After all, it is usually your largest investment and you want to get the maximum amount of money you can for it!
